background scroller + lightbox effect

hey folks

i need to create a site very similar to this -

http://www.zeppenfeld.com

with a large image in the background (a floor plan or 3D building image) that will have "hotspots" which launch lightbox-like windows (or really popups), that will have images and short videos related to that spot.

anyone know how this can be done - by any of the available script libraries etc?
